A brown ceiling stain after Toowoomba rain is urgent only if it is fresh, growing or wet
A dry old stain can wait. A wet stain, sagging plaster, drip, or stain near a light fitting needs same-week attention, and sometimes same-day make-safe work. Most roof leak repairs in Toowoomba cost $280 to $1,800, while difficult valleys, skylights, or storm damage can move past $2,500.
Urgency triage: what the stain likely means
Use this table before you panic. The key question is whether the stain is changing. Toowoomba storms can drive rain sideways under tiles, into valleys, and around flashings, but not every mark on plaster means a major roof failure.
| Symptom | Likely cause | How urgent | Likely repair cost |
|---|---|---|---|
| Small dry brown ring, unchanged for months | Old leak or condensation mark | Watch through the next 2 storms | $0 now, $180 to $380 if inspected |
| Fresh damp stain after heavy rain | Cracked tile, loose screw, flashing gap | Same week | $280 to $1,200 |
| Drip during rain | Open roof path or blocked valley | Same day if active | $450 to $1,400 make-safe, then repair |
| Stain below a skylight | Failed seal, apron flashing, or condensation | Same week | $450 to $2,400 |
| Long stain line near external wall | Gutter overflow, box gutter, or apron flashing | Same week to 2 weeks | $350 to $2,800 |
| Sagging plaster or wet light fitting | Ongoing leak with ceiling saturation | Urgent safety issue | $450 to $1,400 make-safe plus building repair |
| Stain after hail but no current drip | Impact-cracked tiles or dented metal laps | Inspect within 7 to 14 days | $650 to $3,800 typical repair |
For valley and gutter symptoms, compare box gutter overflow with our roof inspection guide. If the stain is after hail, the storm and hail page is the right starting point. If ridge mortar has failed, see ridge cap replacement.
What you can safely do before calling
Take 3 photos first: one wide photo of the room, one close photo of the stain, and one photo during rain if water is visible. Put a bucket under a drip and move furniture. If there is a wet light fitting, do not touch it. Turn off power to that circuit if you can do so safely and call an electrician if water has entered the fitting.
From the ground, look at the roof plane above the stain. You may see a broken tile, lifted ridge cap, blocked valley, branch, or overflowing gutter. That information helps us quote the right repair. Do not climb a wet tiled roof, and do not walk on old terracotta tiles unless you are trained. A few cracked tiles can turn into 20 broken tiles just from foot traffic.
If you have safe roof-space access, and only if you can stand on framing, use a torch to look for dark wet timber, wet insulation, or daylight around pipes and vents. Do not step on ceiling plaster. The roof leak might appear 3 metres away from the ceiling stain because water runs along rafters before dropping.
Why Toowoomba leak stains can be hard to trace
The Darling Downs gets short, hard bursts of rain with wind shifts, especially in spring and summer. A roof can behave perfectly in steady rain and leak only when water is pushed under a lap from the east or west. Rangeville and Middle Ridge homes can also get wind effects along ridgelines, while Highfields and Westbrook homes see more open exposure. The leak path is not always directly above the stain.
Common tiled roof causes are cracked tiles, slipped tiles, loose bedding, failed flexible pointing, and leaf-packed valleys. Common metal roof causes are old neoprene washers, overdriven screws, split flashings, poorly sealed penetrations, and sheet laps that were never right for wind-driven rain. On older extensions, we often find the new roof joined to the old roof with a weak flashing detail that only leaks in storm weather.
The cost depends on whether we are fixing one defect or chasing a system problem. One cracked tile near a pipe can be a $280 to $650 repair. A valley that needs stripping, cleaning, new metal, and tile cuts can be $650 to $1,800. A box gutter fall problem can sit above $2,500 because the roof plumbing detail, overflow provision, and ceiling damage all have to be dealt with properly.
What can wait a season, and what cannot
Can wait: dry stains that are not growing, faded ceiling paint after an old repaired leak, moss on roof tiles with no water entry, and one loose gutter guard panel that is not blocking drainage. Plan those for a dry-season inspection or bundle them with roof restoration.
Same-week: fresh stains after rain, musty ceiling smell, wet insulation, a stain under a skylight, a stain below a roof valley, or repeated overflow marks below a gutter. These are not always expensive, but delay can turn a roof repair into plaster, paint, insulation, and electrical work.
Same-day: active dripping, sagging plaster, water near a light, visible storm holes, hail damage with water entry, or a roof sheet lifting in wind. That is make-safe territory. The goal is not to complete the perfect repair during heavy rain; it is to stop more water entering until a permanent fix can be quoted safely.
