Most of Toowoomba and the surrounding Darling Downs sits on reactive black-soil clay. Through every wet-dry cycle the soil shrinks and swells, and the building above it moves with it. That movement is small but constant, and it’s exactly what rigid sand-cement pointing cannot tolerate. We see it again and again on roofs from Centenary Heights, Glenvale and Westbrook — fine hairline cracks running the length of every cap, then mortar chunks dropping into the gutters, then caps lifting in a southerly squall. They all weather together.

Why a single-cap fix is rarely the right call.

Heritage tile colour-match — the salvage problem.

Toowoomba has a deep stock of pre-1960s heritage homes, particularly through the CBD, Drayton and the older Newtown and East Toowoomba pockets. Many of those roofs are terracotta tile in profiles that haven’t been manufactured for decades. When a cap is genuinely broken (not just unbedded) we need to replace it with the same profile and a colour close enough to read as original. The process — what we do on a whole-of-roof repoint.

Day one is lifting every cap, knocking off failed bedding, cleaning the tile surface and laying fresh bedding mortar to re-set the caps to a true line. Day two is the flexible pointing — laid into the bed-and-cap joint to the correct depth, finished smooth, and left to cure. We replace any cap that’s cracked or chipped beyond service and we tidy the gutters of the mortar fall. Most single-storey homes are one to two days; larger or multi-storey homes can run to three.

Standards, licensing & warranty.

Tile-roof work in Queensland follows AS 2050 for installation and fixing, and any cap or sheet fixings carry through to AS 1170.2 for wind load — Toowoomba is wind region B and the southerly uplift on a ridge line in a spring squall is not trivial. The work is carried out under a QBCC licence (number on every quote, verifiable on the QBCC public register) and we back the workmanship with a 10-year written warranty.

Why does one failed ridge cap usually mean the whole roof?

The QBCC licence backs the warranty — if anything we install fails through workmanship inside 10 years, we come back and fix it at no charge. Storm damage in a declared severe weather event is an insurance claim, not a warranty matter, but we’ll happily project-manage that claim for you too.
