Leak detection & repair.

A roof leak rarely enters where it shows. Water gets in at a cracked tile, a lifted flashing or a failed valley, then runs along battens and sarking before it drips onto your ceiling — sometimes metres from the entry point. We chase it back to the true source, fix that, and check for the secondary damage water always causes. Typical leak repair $450–$1,200 depending on access and how far the water has travelled.

Cracked, slipped & broken tiles.

Concrete and terracotta tiles crack under hail, foot traffic and age, and slip when the bedding fails. We replace broken tiles (matching profile and colour as closely as stock allows), re-bed slipped ones, and check the neighbours — a single hail event usually cracks more than one tile. A handful of tiles is typically $350–$700.

Ridge capping & flexible repointing.

Cracked, drummy or lifting ridge and hip capping is the most common repair we do in Toowoomba — and it’s almost always because the original rigid sand-cement pointing couldn’t cope with our reactive-clay ground movement. We re-bed the caps and repoint with a flexible pointing compound that flexes with the building instead of cracking off it. Re-bedding and repointing all the ridge lines on an average house is $1,800–$4,000. If the whole roof is tired, that’s often better rolled into a full roof restoration.

Flashings, valleys & penetrations.

Flashings around chimneys, skylights, vents and wall abutments, plus valley irons and box gutters, are where most chronic leaks live. We reseal, re-flash or replace as needed — rusted valley irons get swapped rather than patched, because a patched valley fails again next storm.

Rusted & storm-lifted metal sheets.

Older metal roofs rust out at the laps, around fasteners and along the gutter line. We patch or replace affected sheets and re-fix to current wind requirements. If rust is widespread the honest answer is a metal reroof rather than chasing patches — we’ll show you the photos and let you decide.

Standards, licensing & safety.

In Queensland any roofing work over $3,300 must be done by a QBCC-licensed contractor — ask for the licence number and check it at qbcc.qld.gov.au. Metal work follows AS 1562.1 (the metal roofing installation standard) and fixings are rated for our wind region under AS 1170.2. Tiled-roof work follows AS 2050. Every job is done with proper height-safety systems under WorkSafe fall-protection rules — a roof is no place for an unlicensed, uninsured handyman.

Why we don’t cut corners.

A cheap roof repair that fails is the most expensive repair there is — because by the time it fails again, water has been in your ceiling, insulation and walls for months. We chase leaks to their real source instead of sealing the symptom, we use flexible pointing instead of mortar that’ll crack within a season, and we replace rusted valleys and sheets rather than patching metal that’s already gone. It costs a little more on the day and a lot less over the life of the roof.
