Roof restoration across Toowoomba.

If your tile roof is tired but not finished — faded, mossy, with cracked pointing and a few broken tiles — a restoration adds years for a fraction of a reroof. High-pressure clean, re-bed and flexible-repoint the ridge lines, replace broken tiles, prime and membrane coat. ~$4.5K–$9K for a single storey. QBCC-licensed. What a roof restoration involves.

1. Inspect & the honest call.

Before we quote a restoration we get on the roof and check the tiles themselves are sound. Restoration is brilliant value on a roof that’s aged on the surface but structurally fine. It’s a waste of money on one that’s genuinely failed — delaminating, porous tiles or rotten battens need a reroof, not a coat of paint. We tell you which one you’ve got, with photos.

2. High-pressure clean.

We strip off years of moss, lichen, dirt and chalked-out old coating with a high-pressure clean. This is what lets the new coating actually bond — coating over a dirty roof is the classic corner-cut that peels within a year or two. The clean also reveals every cracked tile and failed pointing line that needs attention.

3. Repairs & broken-tile replacement.

We replace cracked and broken tiles (matching profile and colour as closely as stock allows) and sort any slipped tiles, flashings and valley issues before coating — see our roof repairs page for the detail. There’s no sense sealing a coat over a roof that’s still letting water in underneath.

4. Re-bed & flexible repoint.

The ridge and hip capping gets re-bedded where the mortar has failed and repointed with a flexible pointing compound. This matters more in Toowoomba than almost anywhere: our reactive black-soil clays make buildings move with the seasons, and rigid sand-cement pointing simply cracks under that movement. Flexible pointing flexes with the roof, so the capping stays sealed and won’t lift in the next storm.

5. Prime & membrane coat.

We seal the cleaned tiles with a primer, then apply two coats of a tile-roof membrane in your chosen colour. The result restores the look, re-waterproofs the tile surface, and reflects heat — a real plus through a Toowoomba summer. A properly done restoration generally lasts 10–15 years before it needs recoating.

Standards, licensing & cost.

Restoration work over $3,300 must be done by a QBCC-licensed contractor (check the number on the public register), tiled-roof work follows AS 2050, any metal detailing follows AS 1562.1, and fixings are wind-rated to AS 1170.2. We work at height under WorkSafe fall-protection rules. Expect roughly $4,500–$9,000 for a single-storey home, around $28–$45/m² — terracotta costs more than concrete tile because it needs specialised handling.

Why we don’t cut corners.

A cheap restoration is the easiest job in roofing to fake: skip the proper clean, coat straight over moss and broken tiles, point with rigid mortar, and it looks great on handover day. Then it peels, the pointing cracks, and the leaks come back. We clean to bare tile, repair first, use flexible pointing, and prime before we coat — so the roof is genuinely restored, not just repainted for the photos.
